  • What determines the rent for my property?

    We use our marketing skills, analysis, and judgement to optimize rents in accordance with your goals. We do a  rental analysis on your property by looking at the properties we manage in the area & what they are currently renting for.  Also, analyze properties currently listed for rent or lease with other companies & compare these to determine market rent. 

  • How are security deposits handled?

     Security deposits are deposited into a non-interest bearing trust account that is registered with the state. The  deposit remains in the trust account until the tenant vacates the property. By state law, ANY security deposit money due  to the tenant must be refunded or applied to any outstanding charges within thirty days (30) days. 

  • How are tenants selected?

     We carefully screen each prospective tenant application. We verify rental history, employment and obtain a  report which includes credit, evictions, criminal history and sex offender registry information. The owner of the property  is informed but not involved in this process to ensure equal treatment of applicants. Tenants pay for the application so  there is no owner cost for this part of the process. 

  • Who pays for maintenance and repairs?

    The owner pays for maintenance and repairs, unless the tenant has agreed to assume responsibility or the tenant has caused the damage.  

  • Marketing and Advertising

     We pay for all signage and labor costs related to marketing your property for rent. Over 80% of renters report  to search for rentals online and as such, we strategically position and market your home aggressively online. In addition  to our website sowescopropertymanagement.com, we will market the property on free sites. We can also market on paid  platforms such as Zillow, Trulia , Hotpads and more for $75.00 a month during times of vacancy. We will only do this  with your permission.

  • What is Tax deductible?

     Generally speaking, Management fees, Gross Receipts Tax and maintenance costs can be direct expense items.  Improvements at times, can be depreciated over several years. Owners should confirm this with their tax adviser to  make sure the deduction falls within state and federal guidelines. We will not give out any specific tax guidance as you  must rely on your own licensed professional.

  • What is Rent Ready Condition?

     Owners should always expect to make the property move-in ready for a tenant. This can include refreshing  paint and replacing carpet every 7-10 years. The property will rent quicker and demand a higher rent if it is in good condition.  

  • How are Late Fees and Eviction Processed?

    Rent paid after the 5th will be late. Late fees of 10% of rent will be charged to the tenant. Late notices are sent  on the 7th. Three-day eviction notices, instructing the tenant to pay the amount owed in 72 hrs or vacate the property,  are served around 8th to 11th. If the tenant fails to pay or vacate the property we will speak with owner and make the  decision to begin the eviction or give the tenant more time. We will file papers at the courthouse and attend the hearing  appointed by the court. After which the courts will file a judgement, writ of restitution and order. We coordinate with  the Sheriff for the lockout. We will also attend the damage hearing after Tenant is out of the property.  

  • How long to rent my Property?

     This is determined by three main factors. 1) Market rents. 2) Condition of the property   3) Advertising. SoWesCo will consult and advise an owner in each of these three areas. However, the ultimate price,  condition and what advertising is used will ultimately be decided by the owner.

  • Should I allow pets?

     It’s been said, about 50-60% of all tenants have some kind of pet. Any time an owner chooses to eliminate  potential tenants from renting their property it may take longer to fill vacancies. We will never make recommendations  on whether you should or shouldn’t allow pets. We do collect non negotiable pet fees up front and monthly pet rent for  each additional pet.

  • What if I want to sell my property?

     An owner can choose to sell their property at any time during the contract. If the tenant is still in their lease,  the property must be sold with that lease in place. If you know you are wanting to sell sometime in the future, let us  know so we can make any lease renewals correspond with your timing.
