Charges Before move in:
1) All applicants and residents over 18 shall pay a $50 application fee.
2) If approved, first month’s rent, security deposit, RLL, $100 Admin Fee, pet rent and Pet fees (if applicable).
3) Applicants will pay any costs to get utilities in their name and are required to provide a confirmation number or proof prior to move in date and/or getting keys.

Charges During Occupancy:
1) Total Rent as specified in the lease.
2) Late fee, if applicable, equal to 5% of total rent.
3) NSF charge of $35 for payments made with insufficient funds.
4) All utilities as stated in the lease.
5) Lock out fee of $50 during business hours or $100 if SoWesCo is available for after hours access. Otherwise resident can pay for a locksmith for access.
6) Any and all charges for credit card payments, e-check fees, etc.
7) HOA violations shall be billed to the resident.
8) All court, legal and service costs. Posting Fees are $25. Admin cost of filing with courts $200.
9) Residents shall pay for consumable items including light bulbs, batteries, etc.

Charges Post move out:
1) Actual costs for house cleaning, carpet cleaning, carpet stain removal, yard clean up as well as any repairs to bring property back to move in condition.
2) Trash removal including time and dump fees (if applicable).
3) Any utilities not paid during lease.
4) Damage to the property as a result of your occupancy.
5) Past due rent, unpaid balances including collection / attorney / court costs for unpaid balances.
6) $75.00 - Garage Remote Replacement (per remote) if not returned.
7) $35.00 - Reissue of Security Deposit Refund Check if check is lost by the U.S. Postal Service.
8) $50.00 - Any time SoWesCo Property Management has to coordinate work, or create a work order on behalf of tenant for tenant related issue(s).
